GUARANTEED RENT | New Build / Build to rent gated block in Buckhurst Hill, Essex

Reality Properties collaborated closely with the developer on the construction of four new build units following a Build-to-Rent model. This backland development, surrounded on all sides by existing homes, posed significant challenges both in obtaining planning consent and in navigating the limited access for construction. However, thanks to meticulous planning by the developer and the support from Reality Properties, the project proceeded smoothly.

As a considerate developer, the team undertook the renewal of neighbours' fences, walls, garages, and driveways at no cost, a gesture that was greatly appreciated by the local residents.

The mews-style development was designed to evoke the charm of quiet mews streets in Kensington, London. The brickwork and timber cladding was carefully selected to give a modern twist to an old London feel, and interestingly, the bricks used in this development are the same as those used in Buckingham Palace; this in addition to the proximity to the greenbelt land of Epping Forest inspired the name of the block - "Royal Oak Mews". The gated site features three ultra high-spec one-bedroom units and a high-end co-living/HMO unit with a green roof. The angular design of the building blends seamlessly with its surroundings.

Since its completion in 2019, Reality Properties has managed the block, handling maintenance and tenant management on behalf of the developer. Recently, management has transitioned to our "Let it & Forget it" service on a fixed five-year contract at above-market rents.
